We gave a month's notice and moved out of our apartment on the 23rd of June. As we were not told how much rent we needed to pay for June I did not amend our standing instruction and we ended up paying rent to 30th June.
Our agent confirmed about ten weeks ago that we are due a refund of £133 and there is reference to overpaid rent being returned in our contract but we are still waiting.
The agent said on July 5th that they can't get hold of the landlord as he is away in East Africa and has not responded to their messages. They then gave me his email address and have washed their hands of it. I have since been chasing him by email and had no response. I have also asked the agents if they have been in touch with him since and they are ignoring me (I'm not hounding them, I am emailing every couple of weeks).
I've told both the landlord and agent of my intention to claim this through the small claims court and again have had no response. I now need to send a letter before action but the agent is not providing the landlords address and the only address on my contract is the agents.
I know I am entitled to the landlords address if I am a tenant but does this still apply when I am no longer their tenant?
Is there any other action I can take before going to court? I really don't want the hassle but it's enough money for me not to shrug it off and it's the principal of the matter.
