Just after a bit of advice please....
I have a tenant that stopped paying rent 2 months ago. So I have recently issued a section 8 and 21. The tenant has never responded to any of calls or letters and we have only had brief conversations with her care worker. When I served the section 8 yesterday I had a look through the letterbox to see if the tenant was still there and could see there was no bed in the bedroom. So I've just spoken to her care worker who said she couldn't say much but did confirm that the tenant was no longer living there.
The tenancy is currently perodic and the original agreemant was signed on 1/2/12 for 6 months.
My question being can I now enter the property and change the locks? If so, what do I do with any belongings that have been left by the tenant?
We have no forwarding address for her, but her care worker will forward mail onto her.
Any advice would be greatfully received.
