HI Everyone, I am happy I found this forum.
We have one property in UK that we have rented from October 2012, last week our Tenants emailed us saying that they have rats in the house. We are living abroad right now so we contact our people back in the uk to go and have a look, they responded a matter of hours. They then called a rat catcher who came straight out that day we are doing everything we can to stop these pests. We do understand how distress it is for the tenants.
Our house backs onto a public park where there is a pond that used to be full of rats and we had pest control in the past to our house as was due to dirty water in the park. We did have a mouse in the house in the past but never rats.
Anyway took all the precautions and advice and we believe rats are gone or are nearly gone. We are going to take out what ever we have to, to make sure they don't come back. We have two couples living in the house, and they email us saying that they appreciate how quick we response to a problem etc, three of them are ok with the situation but one of the girls is refusing to live there. She is talking about moving out.

They signed a 30 months lease with a personal guarantee. We understand how they must feel and that is not nice to be in the house that has had rats but we still dont know if it's our fault they might have cause the infestation as we did not have them and we lived there for 6 years. We had 2 small children and would not have had them living there had we had rats. So it may not be our fault.
1. Can they move out even though they have signed a 30 month lease
2. Is it our responsibility as landlords to sort this issue out or do they have responsibilities as it has happened when they lived there and not us.
3. The main thing that is freaking her out is the fact we did have poison put around the house in attic cupboards and loft as a precaution years ago but she thinks this means we new about them, which we did not.
