Tax relief on travel, tools and utility bills during a visit to undertake repairs

I have been reading though the forums during this morning and found the information very useful. Thank you.

I live in Spain with my Civil Partner and we rent out our 5 bed house Leeds though a local Lettings Agent. We have done so for over 10 years.

In September 2011 we had to go back to re-paint the whole property and do re-furbishment of the ensuite, house shower room, cloakroom and a whole lot more as everything was beginning to look very tired. The Agent had organised general repairs but they are always very expensive.

We drove back from Torrevieja, bought tools and basically camped in the house. On arrival, we discovered a major subsidence problem (not reported to us) that affected all the drains down the 26m drive and the double garage at the end. Eventually, the insurance company paid out over £17000.00 for new drains & new drive etc. The garage still has to be re-built by them. We were in the house until June 2012 working on it and had major utility bills. Council tax gave us an exemption due to the amount of work required.

We are now doing our online tax returns for 2011-12 and I am trying to work out what i can claim against the small rental income for that year. I know that I can CF any losses. I have all 280 receipts for everthing spent during our stay and i also have them on a SSheet split into Travelfrom Spain, Food, Utilities, Tools and Replacement fixtures etc.

Obviously, we spent a lot of money and our journey and stay was exclusively to do work on the house as we were able to do it and could not afford to pay tradesmen the really high cost that it would have been.

We would appreciate any advice on what we could put down on the self assessment return as expenses that would be allowable.
