Tenant Owes Rent and Not Returned Keys - Please Help

Hi,

I'm looking for some help with the following problem.

My tenant moved out on the 10th January (although my neighbour informs me differently) and I was not given the full months notice which was agreed in the contract - it was about 7 days notice.

There is also an amount of money outstanding due to changes in rent date and money owing due to not enough rent being paid for the last 2 months of the tenancy. Apart from the first months rent being paid on time, every other rent payment has been late by about 5 days.

As of today, I'm still to receive this outstanding amount and I'm also awaiting the return of the keys - the latter of which I've been informed by the tenant that the keys have been returned (posted to me on the 10th) but bounced back as the address I gave was incorrect. I've checked all correspondence and the addresses are 100% accurate so I'm thinking that this is just delaying tactics for some reason.

Legally, what am I entitled to do in this situation? I've never had any problems with tenants before so I'd be very grateful of some advice.

In terms of deposit, because I haven't been given a full months notice, am I able to hold some of that back? Is the tenant liable for the rent as I've not received the keys back?

I'm considering speaking to a solicitor however I'd first like some advice from people who may have been in a similar position.

Edit: Also, the agreed signed contract was for a minimum of 12 months let and the tenant has moved out after only 7 months.
