Been a lurker for a while, but this is the first time I have registered. Great resource.
I've been out of the country for a while and just got back. I've been to check on my ground floor flat which I lease out, and it has developed some damp issues. I will attach some images now of the most affected areas.
I can describe the areas to you. They are currently dry, and not really lumpy at all, it's more of a discolouration. It looks a lot more than it feels, but it's definitely quite a serious problem!
In addition to this, as you can see the light has fused in the bathroom, I am guessing because of the damp.
Almost all of it is localised to one wall at the back of the property. I haven't spoken to those in the flat above but the tenants say those in the place above are having an even worse problem including...mushrooms!
I was just wondering if any of you had suffered this problem before, and could suggest an appropriate course of action? I think it might be the exterior wall that is leaking and may require patching, but I don't know who to approach to deal with the problem.
If you guys could give me any advice about what I should do I'd really appreciate it. I'm pretty young for this game (22!) and am still learning the ropes.
