Lodger and boyfriends...

Hi all, justwondering if anyone has previous experience of a similar situation and could help? I am starting the process of renting out my spare room to a lodger and want to make sure I do everything up front correctly to avoid trouble down the road. I have a two bedroom flat which I hope to 'share' with a girl I have met through work. I have a boyfriend who frequently stays over, but, as unfairly as it sounds, I don't want to end up with a lodger with a resident boyfriend. I want to write into the contract that guests may stay up to two nights a week, and any further visits need prior discussion and agreement. I realise that this is totally hipocritcal given that my bf stays over 5-6 nights a week, but that's just how it is. Can anyone advise how best to go about this, or word it properly so that my lodger can't turn things around on me? She has alreaady shown a few warning signs, like pointing out her boyfriend lives at home with his parents (as does mine!) so I'm sure that my house will seem like a welcome relief.

I have considered whether renting to a commuter may be a more suitable option for me, but want to feel at home with someone so hope to work out a solution somehow. Should I create a contract with my bf included? He doesn't 'officially' live with me, isn't on any of the bills etc and has no claim to my property and doesn't pay me any rent or contributions.

I have previously been burnt as I rented the room out when I first moved in to a good friend who I felt out with due to late payment and living frictions. He then began bringing a girl home every night without dicussing things with me so I don't want a repeat.
