I currently renting a property that i have been in since early May it is a 1 bedroom flat in an old building. There has been an ongoing problem which i am now unsure of where i stand as a tenant in the whole situation.
I first noticed damp in July and contacted the landlord, but it got worse and contacted the landlord again in November. After many weeks of being promised a contact back we then arranged a damp assessment from a company which the landlord then agreed to. The damp assessment reviled rising damp and gave an estimate of what to do to fix it.
Christmas day we finally had enough and asked the landlord what she is going to do as there was no movement. Landlord then came round to have a look and then stated she would email us back in a week. Nothing happened so we contacted her again. We were then told that she wasn't covered under insurance so wouldn't do it.
In all this time our furniture is covered in mold, which we clean every 3 days and our clothes are always damp to the touch.
After a lot of harsh words from both sides our rent was reduced and was told that the landlord would hurry through any decisions/solutions.
I have just received a phone call from a contractor at our building (who has never been into the property) stating that it is a condensation issues not a damp issues and that he can't do anything as it is our fault. However, he will come round and have a look but there's not much he can do if we are not treating the property correctly.
I am now extremely angry and worried that when we move out of the property (which believe me after all this i will be) that i will be charged for the damage caused in the bedroom despite me and my partners best attempt to solve it with the landlord.
We do not dry clothes in doors, open windows when we can and use extractors in both bathroom and kitchen as well as keep the heating on when we can (its convection heaters so not very efficient). There is a tide mark on outside walls of about 1 meter tall and all by the window and corner the walls are soaking wet.
Have we done all the right things? Are we going to get charged for this despite our best efforts? Should the landlord or sorted this yet?
Any advice would be helpful at this time as i have come to the end of my tether with it all.
