Deposit dispute

I have been searching around for the answer to this question and I think I am correct in the following:

The property where I live is carpeted throughout with the same carpet. We have lived in the property 5 years 6 months and the previous tenant 2 years. So based on this I am assuming that the carpet has been down for at least 7 years. Our dog has damaged some parts of the carpet and I accept full liability for this and wish to come to an agreement with the LL regards costs.
Assuming the LL wishes to replace the carpet throughout the house I have made the following calculations.

Total area to be carpeted 73.71 sq M.

Cost of similar Carpet cheaper £4.39 per sq M x 73.71 sq M = £323.59
Middle £6.35 per sq M x 73.71 sq M = £468.06
Higher £7.99 per sq M x 73.71 sq M = £588.94

Cost of similar Underlay £4.99 per sq M x 73.71 sq M = £367.81

Cost of fitting £350.00

Total cost for full house Cheaper £1041.40
Middle £1185.87
Higher £1306.75

The carpeted area is 3 rooms plus stairs hallway and landing. The dog has caused damage in 2 rooms and hallway.

The expected lifetime of a carpet is 10 years

Is it correct to calculate costs as;

£1040.40 / 10 = £104.04 per year.
£1185.87 / 10 = £118.59 per year.
£1306.75 / 10 = £130.67 per year.

3 years remaining life of carpet.

3 x 104.04 = £312.12
3 x 118.59 = £355.77
3 x 130.67 = £392.01

Is it reasonable to offer the LL the middle price £355.77?
