I stumbled upon a property which has been converted to 2 flats, however whilst reading the documentation for the property, I noticed the following.
Its not registered with the land registry
I cant see any planning permission granted
Although on the planing permission side, I do notice that on the council website, the property is listed as 2 flats and the information on thier site, so the fact that they have it suggests that I reckon they are getting council tax payment.
There was a transaction done in the 60's between the current owner and who sold it to them, the title wasnt registered with land registry but I can see deed documents.
a land charge search was done with the current owner and it came up with some few things, should one be expecting the address of this same property to also show up ?
The fact that the title isnt registered, is that a bad thing. I noticed that the property is also owned through a company. The company has a diversified portfolio selling various properties around the area.
IF one buys it, can I then register it cleanly and when then happens with the fact that the freehold house is what is being sold but which has been converted to flats. From a legal perspective and BTL mortgage perspective, how will this work out ?
I will ring up the council to see if planning was approved for the conversion, I see that an application was done for a notice of passing of plans (this was to do with windows) for the 2 flats.
Any advice here would be appreciated.
