Do I have any case for appeal?

Hi guys

Hoping someone can help.

I have 3 different situations regarding claiming housing benefit directly from the council and just wondered if you could cast an eye over them to see if I have any case for appeal.

Case 1
Tenant advised me on 20 september by letter, that she would be leaving on 1st October, despite telling me verbally a few days prior, that she knew she had to give at least a months notice. Letting agent, who did this tenant find for me, contacted her and explained to her that as per the ast her leaving date should a actually be mid November, that is a months notice ending on a rent due date to which she agreed. Anyhow letting agent had arranged to meet her at the property yesterday to show potential tenants around, but she was not there. Reading between the lines she left on 1 October! I have contacted housing who will only accept 1 October as her leaving date. I have asked the letting agent to contact housing to explain the situation and with proof that the tenant had agreed to stay to mid November. Is there anything else I can do or will I have to accept that they are only going to pay to 1 October?

Case 2
Had a council tenant who was under the care of a social worker. Got a letter from housing mid july saying that benefit would be on hold until they had more details on tenants change of address. This was the first I heard of it. Then another letter from them saying benefit would be paid to 27 july. Anyhow spoke with housing options who knew nothing, but who later found out via tenants social worker that she had left on 2 August. They have spoken with housing, even got the social worker to talk to them, but they refuse to accept the 2 August as her leaving date, only paying to 27 July. Housing options themselves are quite astounded at this. Ie taking tenants side over theirs !

Case 3
Evicted a tenant on 20th June. Housing benefit would only pay to 18th as tenant had found another property on 18th. Argued the case with them, got the letting agent and tenants support worker to confirm moving out day of 20th (support worker even helped her move and returned keys to letting agent). Housing then sent me a letter saying the leaving date was 20th, but have never paid me. The tenants support worker tells me the tenant got a letter saying these 2 days would amount to £20ish but there were deductions of £10 therefore nothing would be paid. I know it's only £20 but its the principle that they told me they accepted the 20th, but never contacted me any further!

Any advice on each case would be much appreciated!
