I rent a shop which has a 5 year lease with a three year get out clause .I have given notice to terminate at the 3 year break which means I have 4 months rent left to pay .Due to the economic climate I closed my shop last Oct and have managed to continue to pay the rent but I have now run out of funds and am registered unemployed . I owe in total £1,400 till the end of lease in June. I have written to my landlord and explained the situation and offered to pay at a reduced rate over a longer period , which he has refused.I have also found other interested parties to take over the rental of the shop which he has also refused. He is threatening me with court action and claims his solicitors fees will be £150 per hour which I will have to pay as well .Does anyone no where I stand legally ?He has always been a difficult landlord and never finished promised repairs to the shop in the near 3 years I have rented it .
