What AST's do the professional LL's here use?

And where can I get one?

I ask because I've been told that the late payment interest rate on mine is illegal, but all the AST's I've seen locally (provided by local EA's or solicitors) are much the same - and apparently many conditions cannot be enforced. What is the point of having something not legally binding?
