Hi everyone, I'm new to this forum and new to being a Landlord. We decided a few months ago to rent out our house. We listed it with a couple of agents and intended to use their fully managed services and we have spent the last 3 weeks cleaning and decorating to get it up to standard. A young couple came to see the house a couple of weeks ago as the carpets were being fitted and they loved the place. They paid their initial holding deposit and the agent informed us they wanted to move in on the 22nd (yesterday). We worked our arses off repainting everywhere and fixing little things. However today I got a phone call from the agent saying the couple were at the property but the keys weren't working. I went to the house and let them in, for some reason the agent had not passed on all the keys I gave them. The tenant said while I was here he wanted to point out a few issues they had. He proceeded to march me round the house pointing out things... like doors which needed another coat of paint, a skirting board with a gap in the corner...things like that. He said they had wanted to move in today but that the finish was not good enough. Now although he may have had a point on some things they seem far from deal breakers. This is a nice house. He suggested he could do the work himself if we could give him the first months rent free. I said I didn't think the issues he pointed out were worth that much. He has now text me to say he is pulling out.
Where do I stand now? Am I entitled to any of his deposit for my loss of income? When this is all sorted I am going to use another agent (the ones I am with start with a P and seem really unprofessional) do I owe them anything for finding me the tenant? Sorry for the rambling I'm just worried and frustrated.
