Unregistered Land

Hello everyone. Apologies if you feel this question has been asked before however I've not found a clear answer searching old posts.

Background is, I acquired a property from a deceased family member which was unregistered, and the conveyancer for the mortgage company was able to piece together the LR registration using various 100 year old documents.

The upshot is the property is now registered in my name, however the registration doesn't include any reference to a piece of land behind the property which is separated from the rear garden by a footpath that neighbours have right of way over.

This parcel of land is surrounded by 360 degrees of shared footpath but the land is fenced. The land also runs behind 3 neighbouring gardens. The previous property owner owned my house along with this parcel of land dating back 100 years. At one point my family had a workshop on the land, now it is just grass. My family have maintained the land and fencing and as far as I'm aware the neighbours have never disputed ownership. In fact one of the neighbours asked if they could buy the land or if I'd turn it into a communal garden.

The problem is that the deeds don't refer to the parcel of land. The deeds only refer to the main house and garden. Somewhere along the line my family must have had some kind of deed referring to the panel of land, but we've been unable to locate it. All we know is this little parcel has always been under our control.

My questions are:

1) How do I get the land registered in my name without the neighbours trying to have a go and claim it themselves

2) Will this need to be registered with the house itself or separately I.e will it have implications on my mortgage or future plans to develop the land

Any advice is much appreciated.
