I need some advice from you guys.
I contacted my LL's Agent to hand in my 30 days notice on the 13th of March. (Due to vacate the property on the 22nd of march).
On the 17th of March I was contacted by the agency, they told me I was in arrears of £617 as My Housing Benefit was not covering the full rent for the previous 2 months.
These are my questions:
1. My rent is due on the 11th of each month, the landlord wants me to pay this months rent as well in full which would total £1017 in arrears. There is nothing in the tenancy agreement that states I am liable to pay the full rent for 1 day of tenancy. Do I really have to pay £400 for 1 day?
2. My tenancy agreement doesn't state anything about giving 30 days notice. What are the laws in the UK regarding this if the agreement does not state?
3. My landlord is threatening to take us to court, I can not pay the arrears in full and offered to pay in installments. Why would the landlord still threaten to take us to court after I offer this?
4. We paid a £400 deposit that (supposedly) went into the DPS, although we never received an ID. It states in my tenancy agreement that the bond can not be used for rent, but if taken to court, would the court suggest this as a repayment?
I know he has a right to be angry and I know I need to pay for my mistake, but I feel like he and his agency are trying to bully me into paying more than I should.
Please advise me on what I should do, I am to call them tomorrow morning and need to know where I stand.
