Seing as you were all very helpful with my last query, I thought I would throw this one out there.
Background:
Fiancee and I are tenants
Rented the property for 13 months
Property was a buy to let new build (all curtains, carpets etc included when it was purchased)
Property is approx 19 months old.
We are leaving at the end of April and I am curious as to what people would think reasonable deductions from our deposit may be.
Here are items I have identified:
3 plastic freezer drawers. The freezer iced up as the door was slightly ajar. I accidentally cracked the drawer fronts trying to get them out/sort out the problem.
I totally accept this is my fault, so accept liability. Replacement ones online look to be about £30 each.
So - as a Landlord would you charge me this? They are still usable - but obviously I did damage them.
The next one is a little more tricky. A screw came loose on a kitchen drawer handle. I noticed the thread had stripped - so I couldn't just screw it back on. Therefore I glued it back - which worked fine. Unfortunately I left the glue on the worktop... a small amount seeped under the chopping board and when I moved the chopping board it chipped the worktop. The mark is about 1mm deep, 2mm wide and 5mm long.
It is only really noticable in bright light/just after you clean the surface. In fact the wife didnt even notice it had happened at all until I pointed it out.
So. In your opinions what will this cost me? I accept it was my fault (though how annoying that I was fixing something else when I caused it!).
I don't think it is something that would mean the surfaces need complete replacement - it is barely noticable. So I am ready to take a hit for compensation. Perhaps £200?
Thoughts?
Lastly it is worth pointing out that we are/have:
Replaced 3 paper lampshades that got broken by doors swinging into them (silly big lampshades!)
Having the place professionally cleaned including carpets - coincidentally by the same contractors that the letting agents use themselves.
So everything else should be completely fine.
Thanks for any thoughts on what you might charge me as a landlord.
