Hi guys, bit of advice i have had a tenant for about a year its a short term tenancy. but she has been the worst tenant wrecking my house, not paying up, random people coming to house causing nuisance to the neighbors. she gave me deposit but i never protected it(my mistake). the deposit i have covers most of the damage hes done to my property and the part rent he owes me.
what shall i do, my thinking is to tell him the deposit is covering the rent and damage she has done to property. also i am serving a s21 and s8 together(she has broken various grounds in section8).
