Naive, but patient, , what should i do to get these tennants out.

(the short version is the bottom paragraph :o: )Hi, when my mum died, we were left with a house that we were not ready to sell but did not want to leave vacant. We allowed a couplt to rent it, friends of my niece, they stayed approx 6 months rent free, then we got our act together, got an ast for 6 months and did it at a reduced rent of £260 per calendar month, the average in the area, looking at Zoopla, is £520. This ast ran outin October last year, they continued to pay rent for a couple of months. I checked the bank a couple of weeks ago and they had not paid for a couple of months. When i spoke to them by phone, they said they were refusing to pay because there was mould in the bedroom, the bath needs a new panel and a panel is needed round a new electric fire i put in. Its only cosmetic though. The mould, they had told me about, back in Jan/Feb, this had suddenly appeared in a bedroom shortly after she had had a baby, they had never mentioned it before during the year or so they had lived there. I made an appointment to pop in and have a look, but nobody answered the door when i turned up. I called round twice with no answer.
I thought they would contact me if its important. There was no more contact, until i said they owed rent, they said they had spent it on a de-humidifyer. The whole point of them being on a reduced rent was to help them pay for things they might need.Then they sent me a text saying they had decided to leave. They are looking for somewhere and will inform me when they have found it. No actual lentgh of notice or arrangement of payment of money they owe. I sent them a text saying they could stay if they paid or they could leave in a week. They replied with wanting a months notice. Right thats my angry side out of the way.

So, young couple, baby several months old, now 3 months in arrears, notified me they are going to leave, no time period - no offer of payment. I have chilled, ideal result would be money paid and them out, he is working. The next best is no money back but them out. I am getting confused with section 21s, 1988, court or no court, and notice. So lets start from the beginning, periodic tenants, monthly paying, I give them 1 months written notice before i do anything and let that run?
