Hi All - tenant has informed me of some leaky tiles in bathroom. It needs regrouting/silicone waterproofing so I arranged some quotes and the workman said he could come round to get it sorted. The shower will be out of action for about 5 days.
The tenant says that the workman doesn't sound professional (!!) and wants to be there when the work is being done, but also won't take time off work to be present during the repair, and then is also not happy leaving the key with the Concierge to provide access.
Any ideas how this can be resolved without resorting to contract breach/AST clauses etc.? I have given more than several days notice and been reasonable but if I insist the key is left with the Concierge to provide access, am I liable if the workman causes any damage to tenant's property or something of the tenant's goes missing?? Not really sure how this can be sorted and I want to get the repair done asap.
