Questions about potential Tenancy agreement conditions.

I am currently in the process of drawing up a tenancy agreement.

I have a few questions about things I have been told to include.

1)The tenant must pay for professional cleaning at the end of the tenancy.

2) Within two months of the end of the tenancy the tenant must allow other prospective tenant's to be shown around the property.

3) The property must not be left vacant for a specified number of consecutive days, without informing the landlord. The property must always be locked and secure

4) Ban on playing musical instruments or music between the hours of 11pm and 7am.



My questions are, can I really put 1 and 2 in ? They seem quite harsh to me but they have been recommended.

3) What number of days should this clause be for.

4) Between what hours would you say this ban should be ? I mean should it change from the weekend to weekdays ?

I was also wondering if putting in something like "the tenant agrees to comply with all the rules and regulations of the building" (obviously I will name the building and the regulations are in the lobby on the notice board)

I have another question which I will post on this same thread. It's about guarantors. Do people think it is a good idea to have them ? Where do you draw the line regarding using them ? I have never needed to use them before but in this case the prospective tenants are "mature students" and the student part makes me strongly consider using them.
