Correct phrasing in contract for HMO?

Hi,

I have bought this document as a template for people in an HMO:

but it has this phrase:
"IT IS AGREED that the landlord agrees to let and the tenant agrees to take independently the aforementioned furnished house."

Which implies its a single agreement for the whole house.

How should I alter this to properly cover the room only?

Something like:
"IT IS AGREED that the landlord agrees to let and the tenant agrees to take independently a room and communal areas of the aforementioned furnished house."
