Hi, I am far too soft to be a landlord and ended up in a situation had a tenant on a SSST sicne 25 June 2012 who has only ever paid one months rent in his year and once half a months rent - he always and still does have a sob story and a good reason and will be paying tomorrow! Anyway I today served a AT6 and notice to quit both with forty days notice. He then phoned me to tell me it was invalid and he had rights and would be staying in the property for eight weeks rent free as he would not have to pay the rent and was entitled to that period of time as he had taken advice. Checked online and apparently I did get it wrong and I only need to give two weeks notice for ground 8 - so do I reserve the at6 and notice to quit tomorrow giving two weeks notice? Can I do this and is the correct?
