I have a tenant with an expired ast, and who has been served sec21a, and applying to evict very soon.
He ia paying same rent as 18mths ago, but is not even paying that for past few months. He agreed a new rent 9 months ago but never paid that. That is partly why he was asked to leave.
As it takes ages getting rid of him, in the meantime rents have gone up further, and so has my legal expenses.
As i intend to sue for the unpaid rent after eviction, how do i increase the rent so i can at least ask for the going rate when i finally get an order.
Is there a special notice or something, or should i issue a new ast with the higher rent or what? I can raise the rent to the market rate every six months yes?
