I have a very good LL, who has been very good to us, been here for nearly four years and had no problems with our LL.
My question relates to furnishings, the flat was fully furnished when we moved in. And now 4 years later items are showing their age. They are probably older than four years as the previous tenants had use of them as well. Whilst most of everything is more or less serviceable, the mattress is now dipping on one section, and the sofa has started to sag in the middle (both are uncomfortable).
Bearing in mind I don't want to cause any hassle to our LL, is she responsible for replacing the mattress and sofa? Would it be reasonable to ask her to do so? Also if we were to offer to pay towards new items in the understanding they are left behind at the end of our tenancy, but also that we could be involved in the choice/quality of replacements do you think that would be fair?
