I have just completed on a property purchase this week, which is a tenanted ground floor retail unit, with a tenanted 1st floor flat. The property was purchased from a receiver via an auction, and I have been informed by the receivers that they have not been collecting rent from either of the tenants. The receives took control of the property 4 months ago. The tenants have therefore had nobody to pay the rent to and the receivers have not been interested in it.
I am about to serve the relevant notices on the tenants to inform them that I am the new landlord.
My question is if they have not paid any rent in the last four months, do they owe their rent arrears to me even though I have only just purchased the property?
