Assured Tenancy leaving early, what about deposit.

Have a tenant on a 6 month Assured Tenancy (not shorthold) in a multi let.

He is 2 months into the contact and wants to leave. I explained he is responsible for tenancy for the full 6 months and can't just decide to move out when he pleases.

To save arguments I suggested if he found someone to replace I would allow this, forfeiting his deposit as I had to advertise and make new contracts etc. This was agreed via email.

Now a new tenant has been found to move in on 1st Nov for remaining 4 months. He has not caused damage, few bulbs out etc but nothing major on that front. Just inconvenience and not what we agreed via email.

Existing tenant is TELLING me from seeking advice he now wants all of his deposit back, not what we agreed.

If I was not a nice guy they should owe £410 x 4 months =£1,640 but I helped by finding a solution for him. Nice to have it thrown back at me now!

Need some good advice here as he is on a Assured Tenancy (not ast) so deposit is not in DPS scheme.
