Renting for the first time from private landlord that lives in another city?

Hi Everybody

I've been looking for a 1 bedroom flat for sometime . I saw an advert on spareroom websites and made contact .

The private landlord lady informed me that she was coming from Birminghami was surprised but since i already told her i will meet her I did.
On Monday, I just saw the place and it was okay . i asked a few questions like gas safety business, and she said everything was up to day.

Anyway, i made it clear to her that wanted the place (I'm in desperation situation where i need to move out )via text messages .

This are what she wants in bullet points

1) We now need a £100 deposit from you ASAP to secure the flat. This then means that the flat is yours SUBJECT TO satisfactory references, paperwork, ID, etc.

2) we will then need to start taking references/proofs/ID's etc. We will need the following.
Photo ID: Passport or Drivers Licence
3 months of bank statements
3 months wage slips or other proof of income
Landlords name & contact details so I can take a reference
A work contact name & number for a work reference

3) As long as all the above is acceptable, I will contact you to confirm a move in date (I'll email you over all paperwork before this date so you are able to read it and ask any questions), at which stage we will require payment of...
£390: 1 months rent upfront
£200: the rest of the £300 security deposit
Should your references not be acceptable, your £100 is refundable, providing that all information has been provided in sufficient time to allow us to continue to show and rent out the flat to another tenant.

Please let me know as soon as the £100 deposit is paid and provide reference details and paperwork as soon as you can so I can start the ball rolling. Please feel free to contact me should any of the above need clarification.

For me , I'm worried because she seems to want to do everything through emails .

Nothing has been written down at all.

An email is not binding contract, is it ?

Am i going crazy dealing with someone living in another city about housing issue ?

Any tips/ advice on renting for the first time ?
