Duration of AST for the benefit of the LL

What do you think are the benefits of a 6 month vs a 12 month (with break clause) AST for the LL?

My random thoughts

-If the T is going to do something he shouldn't be doing (not pay rent, try to run) it won't matter what the contract says anyway, it could happen anytime

-If the above happens within the fixed portion of a contract, one benefit might be that by the book the T will be responsible for all the rent for the duration of the fixed term, so the 12 mo AST means more liability for a "bad" tenant, but which will need court enforcement (so the 12 mo AST is for the benefit of if the situation gets to court?)

-If LL thinks his circumstances might change and therefore he might need the property back, a 6 mo AST and a 12mo AST w/break clause don't do anything different other than tie the LL in "again" for another 6 mo's after the first 6mos.

-If the T is good, having a 12 mo AST might make him feel obliged to stay for the 12 mos even if he changes his mind after month 7 - so benefit to LL of a good tenant staying longer

What else?

As you might have guessed, I'm trying to decide which contract to sign while being literally bullied, harassed and lied to by the EA to do a 12 mo one (with the allegation that tenant will look elsewhere if I don't do 12), of course for their fees.

I'm genuinely interested in your thoughts about 6 vs 12.

Thanks!
