Abandoned Property

Hi

My Tenant moved out of my property last Monday (confirmed by a neighbour)and has left behind some belongings in each room (all furniture however has gone!)

The tenancy agreement ended on 30th March this year, until now they have refused to leave until a possession order was obtained from the court.

There is rent arrears still accruing now 4 weeks.

At what point is the premises deemed as being abandoned and when can I take back possession?
