I let one of my properties to international tenants who are in the UK on a work contract. The property was viewed twice by TT's representatives in its furnished state before contracts were signed. everything was in good order.
on arrival of check-in with the clerk, TT's demanded the furniture be removed, the entire house repainted, new carpets throughout, new curtains and shower curtain, and an alarm system installed and a 2nd professional cleaner (as the 1st was not to their liking)....I agreed and rushed the hired companies to complete job in 1 week.
The TT's reported issues with the heating system-
And by not following instructions whilst awaiting engineer to return, called in their builder friend who made worse of the matter.
In addition 2 leaks were cause due to their mis-use and breaking appliances which were demonstrated how to be used at check in.
after 5 months, their solicitor submitted a letter of surrender of the tenancy. Nothing was officially signed, but i told TT's that was okay providing they handed back the property in the condition received.
TT's refused to attend check out on the various occasions appointed, handed over keys to lettings agents, and only on entering did we see extent of damage. 2 rooms suffered from water damage, property not professionally cleaned,small hole in wall,scratches and marks on walls and floor(due to movers) and gardens not tended to for many weeks.
Tenants refuse responsibility and deny such conditions, therefore requesting full deposit back despite photographic evidence shown and stated in report that i have to go by.
I just wanted any knowledgeable person to advise the best way forward for me as a LL to handle this matter.
