New landlord Appliances

Hi we are about to become a landlord for the first time and would like to know what people think about new or 2nd hand appliances?

Should we buy new if so why ?
Or could we buy 2nd hand and say that appliances are as seen and not replaced ? (*if we are allowed to do that )

We would be looking at getting an electric cooker a fridge freezer and a washer
