my LA fully manage my house for me and i pay 10% + VAT for the privilege. the tenants stopped paying the rent in may and are now three months in arrears. the LA are trying to get the money back from their rent insurance but have only paid me Mays rent so far, so i am still missing June and Julys.
Not only this but the tenants got their solicitors involved saying they were not paying rent until they received an Electrical saferty certificate from me, i sent this to the LA and they replied on my behalf stating the below:
"there were three other potential tenants who wanted the property and we took pity on the tenants back in december because the client was 7 months pregnant and noone else would take them on." the letter goes onto say that during an inspection, BARRELLS of FUEL were found in the property, as was the tenants, sister and mother to look after the newborn baby" which means there were 5 people living in the property for a period of time.
i did not know ANY of this until i received a copy of this letter which was sent to the tenants solicitors, who now will no longer speak to the LA and will only deal with myself. the LA said that these issues were dealt with at the time of inspection so did not feel the need to notfiy me.
do i have grounds to get compensation as the LA knew it was a one bed property and that the client was preg prior to the tenanacy started. not only that but if it wasnt for the poor choice of tenants i would not be three months in arrears either, especially as there were three other people who would have been more appropiate tenants for me
