Tenant - Poor Credit Rating, But Ideal Tenants. Advice.

Hi,

I'm new here, so please be gentle :)

I am currently a private tenant, always pay on time, no problems, etc.
Due to a positive change in circumstances, I now need to relocate to another county.
I am moving with my wife and young son, so settled quiet family looking for a long-term let.

The problem I have is that, due to poor/naive financial management and an unexpected loss of a job several years ago, I currently have 2 CCJs and a couple of defaults.
None are significant amounts, are being serviced and will show signs of improvement in the next 3-6 months (waiting for the improvements to show isn't an option as I need a new house soon).

Due to this, I feel that I wouldn't pass any/most standard credit checks when looking for a new property.
I could provide excellent references, proof of salary, employer references and potentially a guarantor.

My question is: would you, as a landlord, be willing to consider somebody like myself as a prospective tenant, or am I likely to continue to struggle to find somewhere decent due to a poor credit rating?

Am I completely wasting my time even approaching a letting agent, or do some listen to circumstances?

I'm specifically looking around the M1 side of Huddersfield if anybody knows of any landlord/properties in that area.

Thanks in advance.
