AST or Lodger's agreement

I'm about to sign for a room in a flat but I'm not sure whether an AST or Lodger's agreement is the correct agreement. If I give the scenario I'm hoping someone can provide an answer.

The 3-bedroom flat is owned by the landlord, currently he lives in it with 2 other tenants/lodgers. One of his tenants/lodgers is moving out creating the available room for rent. The landlord is also moving out and going to live in another city but is keeping his room in the current house in case it doesn't work out. So it will only be the 2 'tenants' actually living in the house.

I think he is unsure about the scenario as has presented an AST but then suggested a lodgers agreement as more suitable? However I feel the AST might be more suitable as he will not be living in the property despite keeping a room. Secondly I don't feel the lodger's agreement gives me enough protection?

Please can someone give some advice? Thank you in advance
