Landlords: Would you include a wardrobe?

Hi all,

I just wanted some advice here on what you think?

My partner is about to become a first-time LL and she's renting her old flat out. It's a one bed flat in South London with very good links to London Bridge and she is very much marketing to the professional tenant market. The flat will be completely unfurnished, though all white goods are included of course.

Where we could use some advice, is on the matter of whether she should include her (very new) wardrobe with the flat? It's a two-door 90cm wide wardrobe. There is no built in wardrobe space in the bedroom, and no other bedroom furniture would be included.

As landlords (or, indeed, tenants as I know many on this forum are), would you think it's a good idea to include the wardrobe with the tenancy or not? We're trying to decide whether to take the wardrobe with us to our new property, and can't decide whether it's more likely that most potential tenants in our market would want one, or would already have one. So any anecdotal thoughts from other experienced heads would be much appreciated!
