I have a tenant just vacated owing 2 months rent.
The property has been left with damage, all carpets and 2 doors ruined by cat pee, plaster damaged by dryng clothes on rads, 3 freezer drawers need replacing at a cost of £48 EACH!, plus various other problems due to neglect.
Property and all fittings brand new at start of tenancy.
I don't hold out any hope of arrears being paid.
If I pursue a claim through my LL's insurance, do they pay regardless of deposit, or do they use it as an excess?
