I'm looking to move out of my property, and have found a replacement tenant. I did sign for 6 months but will be moving out after 4.
In the tenancy agreement, there's a term that says if the tenant moves out early for any reason, the landlord keeps all the deposit, regardless of whether a new tenant is found or not.
Is this enforcable? Surely it must constitute a penalty clause, no?
