After nearly a year of going through the courts, the bailiffs are coming tomorrow. Admittedly, my tenant (who is on housing benefit) has always said they would not be leaving until the day the bailiff turns up.
My question revolves around the deposit. The tenant's mum rang me at the weekend and asked when I would be returning the deposit. We discussed a few things that I feel I should be able to take out of the deposit before I return. Please can someone confirm if these points are ok both parties agree;
Rent (approx 2 months) + monies that haven't been paid to me since her housing benefit was reduced? Can I claim the difference?
Broken window - can I take the approx charge for replacing and fitting the glass in a door which has smashed?
Cleaning - the house was professionally cleaned before the flat was let out (there are pictures and it was written in their original contract)?
Is there anything else I may not have thought of?
