repairs to house....

hey guys...

im a T in an old 1870's cottage. nice little place but there are a few repairs.

i find it hard to keep in touch with my LL as she travels for work.

Last year we did have a new CH system installed, although it was a back hander job to local tradesman - it got the job done - even if it did take 4 or 5 months (luckily it was completed before winter set in)

but there are a few problems we need fixing, but not sure how to go about it:

no banister/handrail on the stairs ... we have toddlers (3 yr olds) so this is a little important. im told this is a legal responsibility of LL.

front door doesnt open / shut properly... it sticks badly the frame is rotten, i actually had to remound the door with hindges in new pos because frame was rotten. its been ok since last year, but now clearly needs replacing.

bedroom window frame is rotting... when it rains it leaks through the top, where the guttering was leaking against it..
it did have a massive gap which i bought some cheap wood from b n q and some expanding foam for a quick fix.

kitchen tap. we have a mixer tap. it is leaking out of where the tap comes from the base of the unit (spraying upwards) when the taps turned on...

when we moved in we didnt get a gas safety cert, nore an EPC. and then when new gas CH system was installed, we didnt get a GSC either.

also, the house has a coal fire, which obviously has to be swept, the AST doesnt state who is responsible for the sweeping, but my friend has a sweep who is under the impression my LL should pay for the sweep...

i could probally fix some of these problems myself, but it would cost me cash to do so. plus there is a risk if i cock up, i would be liable.

we are on a rolling contract, and so are kinda worried we might be evicted if we raise a fuss, but dont think its wrong to expect a suitable place (we pay £635.mo, for our 2bed but thats not the point)...

could somebody help with a letter to outline issues and request it fixing?
