I recently managed to get my property back from a DSS tenant and its quite a mess, however I get on well with a local letting agent and they said they had a tenant that would take the property as is at a good rent £1250/PCM 3 bed house in E17.
When I questioned why?. They said he rents out rooms and he will sort out any problems, AST in his name so no legal problems.
I declined as I did not want to be part of a non liscenced HMO however when I look at the adds on gumtree etc there are so many rooms or shares advertised that no matter who you get it would seem that you will end up with a HMO.
I was also astounded by the prices for double rooms, so I thought I would do it the legal way. Is it a world of hurt ?? Or should I just go with the flow.
Should I ask LBWF what their criteria is for this and do what ever is necessary?
