Hello, quick question for you all.
First time landlord (as of June this year) and my tenants are due to end their six month term this weekend on my one bedroom flat in Birmingham City Centre. They’ve been ok in terms of payment etc but I’ve been over a few occasions to address a few issues here and there and noticed that what I term as clean isn’t necessarily what others would deem. For example, kitchen worksurfaces are filthy as is the hob and the oven and the frontages of the white goods. They’ve placed drinks on the radiator covers in all rooms leaving rings on the surfaces, they dry their clothing indoors and fail to air the property (though I managed to dry them outdoors in the courtyard when I lived there) and so forth.
My arrangement with the letting agency is for a rent collection service. They found the tenants and they collect the rent and take a cut for themselves. The agent also carried out the check in and the inventory when they moved in.
I was of the understanding that the agent would carry out the check out with myself but the tenants have got in touch saying that the agent told them to ask me when I am going to be available to look at the flat so that they can get their deposit back because ‘they’ve had to pay a large deposit for their new flat and finances are very tight’.
By way of background, the current agent found me new tenants earlier this month but I decided to go with a different letting company (Belvoir) as they appear to be far more professional and have excellent lines of communication whereas I’ve had to chase the current agents for two months worth of statements in the past. I’ve got a feeling that the current agent doesn’t want anything more to do with the property because of this.
Apologies for the long post but my question is this. I can pretty much guarantee that the current tenants will leave the place in a state and the new tenants are due to move in next Tuesday. I don’t want to get into a prolonged argument with the current tenants about them not leaving the flat as they found it. Shouldn’t the agent who checked them in and carried out the inventory also be obliged to carry out the check out with myself?
