Computer required by possible new tenant

Hi,

I've potentially got a new tenant lined up...he's a student doing a MSc, he's requested that i include a computer with the tenancy, I've told him that for me to do this, i would have to charge him a certain amount extra pcm. Question is...can I do this? And if so, can I submit the computer cost against my accounts?
