Hey guys, Im new here, not quite sure how I lived without it!
I have a few questions and would be grateful for some advice.
I have a house and have 3 lodgers. They each have a room on the first floor and I have a room on the Second floor. In the next few months Im going to be 'moving' 40 miles away. One of the lodgers is moving, I am taking his small room and giving my big room to one of the others and getting someone new in to fill the gap.
I will consider my main residence to be my place. My mail will still go there, vehicle registration, bills etc but actually I will be living away most of the time, still be dealing with the bills and coming back to check/maintain/repair/meter read the place. Does this affect the contract type I should have with my lodgers? Currently we have lodgers agreements. I expect to make a visit home once a month.
I have the gas certificated every year and the electrics are still under certification but what about fire regualtions? If I am renting a room to someone on a second floor do I need to provide a fire door? extinguishers? My alarms are battery powered and checked weekly but I have read that perhaps they should be mains powered?
I cant seem to find clear info/regulations for lodgers and landlords, only for people with tennants.
