I've had a tenant who has been paying perfectly for 2 and half years and then suddenly missed paying for March. I tried contacting by phone and by calling round but no luck. After a couple of weeks I gave them notice of an inspection and when I went round the house had been used as a cannabis farm. No weed, but lights and foil in 2 bedrooms. The police aren't interested because it's not illegal to own the equipment.
The neighbours haven't seen them for ages and I think they have just cleared off and let someone use the place for a couple of months to grow drugs. There's not much stuff left there (Except the growing lights and a table and chairs) so I'm thinking what's the worse that could happen if I just go in, change the locks and clear everything out? I could go through possession procedure, section 8 and everything, but I just think it will be a waste of time and money because I can't believe they are going to come back.
