I am a landlord, which was unplanned because I had to move out of my apartment for a family emergency and the only other option was the rent it out for a year. The year is up and I am getting ready to do the final walk through with my tenant. They actually already moved out, but I am holding them accountable until the lease ends. I have already been to the apartment though and did a quick walk through without the tenant. It does appear that it was cleaned but not the best job. I had it professionally cleaned before they moved in, and I had the expectation that it would be as clean as it was when they moved in. The wood floors were slick (not sure what was used on them, but it was dangerous to walk) and and the bathroom didn't look like it was mopped well, as well as other things I had to clean (kitchen appliances). I ended up redoing the floor and cleaning the bathroom, etc. In any event, I am doing the final walk through and I have some questions. Please note that these may sound "stupid" to the typical landlord, but since I have zero experience I thought I would ask. So, if you do find them dumb, then keep your comments to yourself unless they are helpful.
I do not plan on charging them for cleaning supplies and my time, but I will make it known that I had to re clean.
How do I test the dishwasher and clothes washing machine during the walk through? I am assuming it will take less than 30 minutes to do the walk through since it is a small apartment. Should I come early and do a load of laundry, or is there an easier way of checking those?
I plan to have the AC maintenance done for the spring that day so they can tell me if the filter is dirty. What if it is dirty (even though I asked them to make sure they changed it a month ago and they confirmed they did), and a month from now something goes wrong which was due to a dirty filter? Since I already had done the walk through at that point is there anything I can do due to their neglect? I don't anticipate that happening, but feel weird signing off and releasing them from being accountable on something if I know there was neglect and there could be a potential problem down the road.
Any advice for when I do the walk through? Should I give the deposit back at that time or wait until I have confirmation that she paid all her utilities?
