An elderly relative has an agent for years. They charge 10%+VAT but basically do nothing except turn around the rent. Mainly because their services are so expensive - £90+VAT for a gas safety cert (not incl boiler service). £60 for a plumber call out who then quotes enormous bills.
Anyways, reviewing the agreement says to terminate (with a tenant in situ) they require 2 months' notice and TWO YEARS commission.ie 26 months money.
How can this be legal? They have sent a bill for over £2,000 and are telling the tenant that he mustn't pay the landlord direct until they agree they have stopped managing.
I thought this sort of stuff was banned post Foxtons.
Any advice welcomed.
