rental increase

Hi.
I am just about to send off some section 13 rental increases, with a polite covering letter for roughly around 6% rental increase on each tenancy as there rent has remained low for over 18 months. The tenants are expecting them and are in agreement all be it grudgeingly but friendly as you would expect.
The AST for these properties came from the letting centre and are no more than 3 years old, my question is it better to get a new AST signed at the same time for the correct rental amount or can it say one rental amount on the AST, but be overwritten by the signed section 13, so it would be accepted if i were to issue a section 21 in future. I do not really want to start signing new AST's
