I am hoping you will be able to give me some advice please.
I currently lease one of my commercial premises to a young couple who operate a small cleaning company, although I have never seen the premisses open. The property is let on 12 month lease (we are currently four months in).
Two weeks I tried to contact them as I still hadn't received last months rent payment (2 months are now due), but there was no answer from them. That night I received an email from them stating that they would be unable to continue to lease the property as the business hadnt been a success (the property is currently only let for £35pw).
I informed them that I am sorry to hear about the bussiness but they are still liable for the monies due until the leaseends. although if the property can be relet before then I will cap thre liability (they will however be responsible for the agents fees).
The next day I visit the property to check if I could see if they had removed anything from inside. I did notice that they have removed all there signage from the outside of the building, although I couldn't see if they have removed there equipment from inside.
I have now been able to find a new tenant who would like to lease the property(for £55pw), and would now like to move in this week if possible, the problem is I have been trying to contact both tenants for a week now via email and also leaving voicemails for them, both have failed to make any contact with me, so I am now stuck as to what I should do about this matter.
Any help/information would be greatly appreciated.
