i am getting ready to purchase a property in Birmingham with an overage clause. The property has a 4 bedroom semi detached home with open land adjacent to it for further development. I have been told that the seller wants 50% of the land value should planning permission is granted. I need help on negotiating the terms. the housing trust whom is selling the property wants payment within 28 days of granted planning permission. Can I please have some advice on how to go about this and if its worth or should I pull out.
